BUILD FEATURES
for your premium bespoke garden room in Surrey & Hampshire
Once you’ve chosen a size and style of garden room, we will propose a design and quote a price for you to consider. Build features will be included in the design as standard. If you would like to upgrade any feature or change the design, we will always let you know about any additional costs.
GROUNDWORKS
Drumbeat will ensure that your garden room is structurally solid with all the correct groundworks in place. Our preferred option is to use ground screws, which are very stable even in clay soils and only take half a day to install. They come with their own manufacturers 25 year guarantee. A timber base frame will then be connected to the ground screws. In some cases where this is not possible, we will suggest that either a solid concrete base should be laid or concrete pads.
INSULATION
Your garden room will be fully insulated to exceed modern building requirements. The floor will be fully insulated and the walls and the ceiling will be made from 150mm thick SIPs panels. These ‘Structural Insulated Panels’ are pre-fabricated with high performing insulation to keep your building comfortable all year round.
INTERNAL WALLS
The internal walls and ceiling will be a standard plasterboard finish painted with a white basecoat. We would be happy to discuss additional options like a topcoat paint finish, wallpaper or modern 3D wall-panel features.
EXTERNAL CLADDING
The standard cladding for the outside of your garden room will be a composite cladding in a choice of colours. This composite cladding has a realistic wood efffect, requires virtually no maintenance and will keep its fresh appearance and colour for years. If you would prefer to have real wood cladding, this is something that can be discussed.
FLOORING
As standard, we will lay down a good quality laminate flooring. There are a wide selection of colours and textures available. We can also offer as an additional feature real wood engineered flooring or a specific floorcovering like vinyl sheet, rubber mat, carpet or sisal matting.
ROOFING
Your garden room will be 100% waterproof and watertight using modern EPDM sheet. This carries a manufacturer’s 20 year guarantee and is expected to last for 70 years. The roof will be slightly slanted for rain run-off and there will be guttering installed. EPDM (Ethylene Propylene Diene Monomer) is a type of synthetic rubber that is manufactured for all types of roofing and commonly used in pond liners.
LIGHTING AND POWER
Your room will have dimmable flush-mounted downlights installed on the ceiling as standard. Flush mounted double sockets are installed as standard and USB sockets can be included. External lights can be soffit mounted or wall mounted and can be remote controlled from the house. Design can really enhance any environment and you may wish to discuss additional lighting.
WINDOWS AND DOORS
We supply quality Aluminium and UPVC windows and doors, with 28mm double glazed units as standard. Frame colour is normally anthracite grey but all colours are available. French doors, bifold doors and all sizes and styles of windows are regularly supplied. All windows and doors come with security locking and keys.
All room designs have different requirements for light and ventilation. We can talk through the best solutions with you and these will be incorporated into the quoted price.
ELECTRICAL SUPPLY
Electrical supply will depend on the site survey and will always be quoted in addition to the construction costs. You may be able to arrange cables above the ground or you may need a small trench digging.
